A Richmond-born property management company built on trust, transparency, and local expertise
Founded in Richmond, Virginia, The RVA Group Realty began with a simple mission: provide property owners with the kind of management service we'd want for our own investments. What started as managing a handful of properties has grown to over 174 homes across Richmond, Henrico, Chesterfield, and the surrounding communities.
Our approach is different. We believe property management isn't just about collecting rent — it's about protecting your investment, building relationships with residents, and being a trusted partner in your real estate journey. Every property in our portfolio gets the same attention and care, whether it's a single-family home in the Fan District or a multi-unit property in Church Hill.
We're proud to be part of the Richmond community. Our team lives here, works here, and is invested in the neighborhoods we serve.
Most property management companies are built around a question that sounds reasonable but isn't: how do we make this profitable? The honest answer in this industry tends to involve quiet revenue streams — markups, retained fees, programs that benefit the manager more than the owner. Owners rarely see them, which is the point. The RVA Group is built around a different question: what would we want, if this were our property?
The differences between property managers don't show up in a service list — they show up in the small operational and financial decisions that happen every month. Two of ours that matter.
Most PM companies keep late fees. Read enough management agreements and you'll find this in plain language — "collected and retained by the manager." It's standard. It's also a quietly misaligned incentive: when a resident pays late, the manager benefits. We wouldn't hire a manager whose revenue improves when a resident misses a payment. So we don't keep late fees. They go to the owner. The fee exists to protect the owner's cash flow, not the company's.
When a vendor invoices for a repair, the owner pays what the vendor charges — no margin built into the invoice, no "coordination fee" baked into the cost. The exception is renovation project management: if we're overseeing a renovation over $10,000, there's an 18% fee for the oversight, scoped and disclosed in advance. That's work that deserves to be paid for. Routine maintenance and turnovers don't.
These aren't marketing decisions. They're the same decisions we make about our own properties — applied to every property we manage.

At The RVA Group Realty, we believe that great property management starts with being genuinely connected to the communities we serve. Our team members live and work throughout Richmond, Henrico, and Chesterfield, and we take pride in being active participants in the neighborhoods where we manage properties.
We support local charities and community organizations that make Richmond a better place to live. From neighborhood clean-up events to sponsoring local youth programs, we look for ways to give back to the city that has given us so much. When our neighborhoods thrive, our owners and residents thrive too.
Whether it's knowing which streets flood during a heavy rain, which local contractors do the best work, or which neighborhoods are up-and-coming for investors, our deep roots in Richmond give us an edge that out-of-town management companies simply can't match. We're not just managing properties — we're helping build stronger Richmond neighborhoods, one home at a time.
